Abstract
Zemljišne knjige su javne knjige u koje se upisuju podaci o pravnom stanju nekretnina mjerodavnom za pravni promet. Zemljišna knjiga se sastoji od glavne knjige i zbirke isprava. Nadalje, zemljišnoknjižni upisi provode se samo u glavnoj knjizi. Kad je zakonom određeno da je za stjecanje, prenošenje, ograničenje i ukidanje prava nužan upis u zemljišnu knjigu, ta se pretpostavka ispunjava samo upisom u glavnu knjigu. Završni rad ima četiri poglavlja. Navedena poglavlja se nadovezuju jedan na drugi te su međusobno povezani. Drugo poglavlje ovog završnog rada analizira zemljišne knjige, pojam i vrste zemljišnoknjižnih upisa općenito te uknjižbu, predbilježbu te zabilježbu. Treće poglavlje ovog završnog rada analizira uknjižbu, predbilježbu te zabilježbu u sudskoj praksi. Zaključak predstavlja konačno poglavlje u ovom završnom radu. U zaključku su se istaknule spoznaje cjelokupnog rada do kojeg se došlo kroz analiziranje odgovarajuće literature.
Abstract (english)
Land registers are public registers in which information about the legal status of real estate relevant for legal transactions is entered. The land register consists of a ledger and a collection of documents. Furthermore, land registry entries are carried out only in the main book. When the law stipulates that an entry in the land register is necessary for the acquisition, transfer, limitation and cancellation of rights, this assumption is fulfilled only by entry in the main register. The final thesis has four chapters. The above-mentioned chapters build on each other and are interconnected. The second chapter of this final paper analyzes land registers, the concept and types of land register entries in general, and registration, pre-registration and recording. The third chapter of this final thesis analyzes registration, pre-registration and recording in judicial practice. The conclusion represents the final chapter in this final paper. In the conclusion, the knowledge of the entire work, which was reached through analyzing the relevant literature, was highlighted.
